Coastal View Vacations is a boutique property management company. We are a group of Gulf Shores and Fort Morgan residents and vacation rental property owners that are passionate about property management and are committed to providing a unique and personal approach to taking care of your home and your guests.  Combined, we have decades of property management experience, both as homeowners and as property managers.  Vacation rental homes are huge assets and our goal is to treat your home as if it were our own.  We focus on and specialize in Fort Morgan and Gulf Shores.  If your property is located in Orange Beach, we invite you to reach out to Simpson Properties Group.  They offer the same customer focused, relationship based service that we do but they service the Orange Beach area.  

 

While we value our guests, we partner with our owners.  We take the time to understand your financial goals and work to make sure those goals are met.  We are honest about revenue expectations and the feedback we provide about your home.  We have spent countless hours developing a pricing strategy that allows us to maximize the revenue to our owners.

 

Many of the services we provide are unique to us and really do separate us from the others.   Owners are often surprised at the pride we take in ensuring that your home always looks it’s very best.  

 

PRICING:  We use a dynamic pricing tool that surveys pricing for all comparable properties, across all platforms, on a daily basis.  If appropriate, the tool will automatically adjust pricing up or down.  But we don’t stop there.  We personally monitor pricing on a daily basis and make manual adjustments as often as needed.  Our goal is to maximize revenue to you, the property owner.  We set goals with owners and allow them to help set minimum prices, minimum stays, peak season ranges and more.   This collaborative effort helps to set expectations and allows the biggest return to the owner.

 

PROPERTY MANAGERS:  We have a unique Greeter Program. One of our property managers will make every effort to greet your guests in person.  This is a tremendous benefit to both the homeowner and the guests.  First, we ensure that the guests that arrived are the ones we are expecting and that the home is not over occupied.  We also keep an eye out for any unauthorized pets or activities.  Secondly, we can determine if there are any issues with the home that require immediate attention.  Often, we are able to avoid a poor rating by addressing problems immediately.  Our greeters are out and about and become known to guests.  It provides an extra layer of security to the owner.

 

RELATIONSHIP BASED:  Our owners are our friends and neighbors.  We know them, their kids and their pets.  Any owner can call any staff member – there are no “call centers”.   We celebrate new kids and grandkids, weddings, retirements and more.  We get together when we can and when we can’t, we catch up by phone or email.   For us, this has been the biggest reward to property management.
